· 9 foot steel re-enforced concrete walls, brick pattern

· Limited lifetime warranty on waterproof basement walls

· Egress window

· Basement floors 4 inch 4000 pound PSI concrete

 

Crawl Spaces

      Crawl space foundations:  8-inch concrete blocks –3 rows high

 

Framing:

· Engineered wood beams - LVL’s

· Floor joists are I joist type (silent floor)

· ¾ inch tongue & groove sub-floor glued

· 2 by 4 inch stud walls

· Engineered roof trusses

· ½ inch OSB roof decking

· ½ inch OSB wall sheathing wrapped in Tyvek house wrap

· Roof shingles: Owens Corning Pro 30 year shingles

 

    Mechanicals:

 

· R13 insulation in exterior walls

· R 30 insulation in ceilings

· Plumbing – Aqua glass, fiberglass tubs & showers & whirlpools

· Plumbing fixtures, elongated commodes, Delta or Kohler faucets, Stainless steel kitchen sink.  Natural gas 50 gallon water heater

· HVAC- Trane brand equipment, 92% High efficiency gas furnace/ 13 seer AC unit, with heat pump for upstairs heating & cooling

· Electrical – 200 amp electric service, wired to exceed building code

· Light fixture allowance is $100 per 100 ft./ smoke detectors, closet lights are included in sales price

 

Finish work:

 

· ½ inch drywall taped and spackled 3 coats

· Two coats of paint, primer and finish on walls and woodwork.

· Wood trim and 6 panel doors, paint grade

· Aristokraft cabinetry, marble counter tops in baths,
     Formica kitchen counters/ can upgrade to solid surface counter tops
